Sagle Idaho is located across the Long Bridge directly south of Sandpoint Idaho. 2014 population showing 5,339. With a land mass of 119 sq. miles there are approximately 45 people per square mile compared to the nations 88. Sagle Idaho while less than 5 miles from Sandpoint, to the north, and less than 40 miles from Coeur D’ Alene, to the south, has its own micro climate through out the varied geography. Normally a bit cooler and more moisture, as seen with more snowfall.

While one month does not set a trend, with the drastic drop in the median price from August 2016, watching Sagle Idaho Sales in October increases in importance. Thinking possibly August was an anomaly I double checked Median prices for June & July as well. The average Median price with those two months is $318,450. So September is showing a minimum drop in median price from June July and August of 32%, while an increase over last year of 6%. A must watch.
The importance of this also is that price changes will show themselves on the outskirts and work in, with drops in prices. Sandpoint Idaho Market report (outside city limits) (inside city limits) showed continued growth in September. I will be very interested in Sandpoint In Town and Out of town ‘Solds’ for October. The current ‘pendings’ median price is $349,000 and active median is $464,000. This leads me to believe September 2016 indeed was an anomaly.
With 11 September 2016 Sagel single family homes sold and the 126 active single family homes there is almost a one year inventory.
