3 bedroom 2 bath Homes for Sale in Sandpoint Idaho 83864

With such a wide variety of homes in Sandpoint Idaho, 83864 zip code, I will break the reports into 3 different sections.  This being the in town, or in city limits.  Three bedroom 2 bath homes being the focus, as the most popular of homes in all 3 areas.

Currently there are 8 three bedroom 2 bath homes available.  Prices range from a low of $215,000 to a high of $895,000.  While the higher price of $895,000 throws the average ($341,912) out of skew a bit, the median ($262,000) remains pretty much in range.  Days on market fluctuate from a low of 4 to high of 508.  And while one would guess the higher price to be the high days on market it is the newest.

All homes are on lots ranging from .13 to .28 acres with home sq. ft. from a low of 1292 to high of 2125 sq. ft.  Year built is also a pretty big range from 1968 to 2015.

January and February showed 1 home sold, this year, in this category.  This is misleading in that last year no homes were sold during the same period and yet 58 total in 2015.  1 home was sold in same period for 2014 with 46 having been sold all of 2014.

This raises an interesting question.  Will 2016 report the same #s total at the end of the year?  I seriously have my doubts.  Mainly for 2 reasons.  2015 saw 32 of the 58 homes sold doing so at $200,000 or less.  Same type of percentage for 2014.  There is talk of interest rates rising this year which will give less ‘buying’ power to the consumers.  I do not think we will have the inventory come on the market at under $200,000 as has been the case over the past few years.  Nor do I feel that buyers can afford jumping up into the $200,000 to $300.000 category.

As a seller I believe the time is now, not summer to list your home.  Take advantage of the lack of inventory and thus lack of competition of what ever homes will be coming on the market come summer.  As a buyer I believe you need know the market place and know what you are looking for.  A buyer will not have the luxury of sitting and waiting.  This being no different than has been the case for the better part of the past year.
