I do not like to even talk about a home being under contract.  I prefer wait until all is said and done.  Another words…transaction complete down to the recording with the court. This home I am extremely happy to report as being sold.  The owner was definitely on a roller coaster ride the whole time.  Having listed the property to coincide with her going out of state to search for another home we received multiple offers with in only days. Turns out that was an especially good thing because she not only found a home she liked and made an offer on but also was made a job offer.  After reviewing the offers we chose one of lessor money due to it being cash and a quick close.  Job was officially accepted with a start time only days after arriving to the new state.  Moving plans set.  Home offer was shown we had an accepted cash offer. Yard sign - 10-10-14On a Saturday only 10 days before closing we were told the buyer was being forced to cancel the contract.  Inspection had just been completed, with no concerns, only days before.  This was a very tough talk to have with my seller, especially when the tears began to well up.  I assured her I would double my efforts and do everything in my power to get us back on track again. I was fortunate to find a past viewer of the home still engaged in searching.  We had another cash offer accepted.  At substantially less of a price.  It is seldom you get both price and time both.  Even in the present market.  We moved forward knowing this was her best option. Next came the set back of another offer being accepted on the home she wanted.  Then with only two days before packing the moving van and heading out she was told by a relative that they would not be able to make it.  Her new job was still expecting her to start the same time.  The stress level for this lady was incredible and yet she hung in there. Even with all that she was going through, the night before signing/closing she stayed up till after 2am to be sure the home was clean and move in ready for the new home owner.  I have maybe seen a home left as clean, but certainly never cleaner.  Very classy lady indeed. So today I am happy to report.  She is unpacked safely at her new home.  Her dogs are happy and settled right in.  Her job is going great and she loves the area.  And today finalized the transaction, in my mind, as the earnest money was sent to her rather than returned to the buyer.  As a side note to the excellent cleaning before leaving…the new home owners were moving in within a few hours of her moving out.  Nice.
